Building Survey Reports
It is important to obtain a buildings survey when you buy a new home in order to determine the property’s overall condition. The surveyor’s report will identify any problems or issues with the planned purchase.
There are 3 types of survey:
- Valuation report: When you apply for a mortgage, your building society or mortgage company will carry out a valuation report.
- Homebuyer’s report: Commissioned from a chartered surveyor, this report will give you an overview of the condition of the property.
- Full Structural survey. This type of survey is recommended for older properties or where structural problems are more likely. Although more expensive, it is worth it for peace of mind.
New Properties
Houses that are built within the last 10 years should be covered by the National House Building Council (NHBC) Buildmark Scheme or a similar warranty. These warranties are transferrable to new owners.
When things go wrong
If, after you have purchased your property, you spot something which you feel should have appeared on your survey, contact the Royal Institute of Chartered Surveyors, which your surveyor should be a member of.
